Renewing a lease is a very straightforward process. Yuhu will automatically remind you to renew your leases 120 days prior to their expiration.
A lease will prompt you to renew from the rent roll section of the application. A red "Renew By <DATE>" status button will be present beside the Lease in the table (see below).
To begin the renewal process, find the lease you would like to renew, click on "view details", then click "options" under Lease Overview and click the "Perform Renewal" button
The Renewal Creator will guide you through the rest of the process. It will first prompt and ask you if you would like to renew in-person (with your tenants present), or if you would like to send them the renewal notice and new lease (if applicable) via email. See the screenshot below for reference.
Clicking on the next button will show options for Provincial forms (for example, it will provide you with options for your N1 or N2 form in Ontario). The Renewal Creator will automatically create these forms for you to sign, saving substantial amounts of time. There is no need to print off and deliver these forms to your tenants, as yuhu is able to show whether the tenant has received the document.
The Renewal Creator then takes you through a series of options for the renewal (such as the new monthly rent amount, lease duration, rental incentives etc.). The last page of the creator will display all of the details you provided in earlier screens. You are able to edit any of your inputted values if you change your mind!
Clicking continue will generate the Provincial form (in this case, the Ontario N1 form) for you to sign (see screenshot below.)
For Ontario, we also generate the Certificate of Service on your behalf after the creation of the N1 form (see screenshot below).
If you are signing the renewal in person, and provided the tenant(s) with a choice of a yearly or month-to-month lease, they will be prompted with the screen below. Once they make their selection, the renewal process will be completed.
